Newer Housing, Roofs Reaching End of Life

Compared with the older harbour streets, the north-end housing in County Park and Northwood skews younger, much of it built from the postwar decades onward. The catch is that a lot of those original roofs were finished with builder-grade shingles, and many are now hitting 25 to 30 years, the point where the first generation of shingles curls, sheds granules, and starts letting moisture into the attic. That puts a steady stream of these homes into replacement range. The split-levels and raised bungalows common here often have multiple rooflines, valleys, and transitions, which need skilled flashing to stay watertight, especially under Thunder Bay’s snow load.

Trees, Shade, and Moisture

The green, treed character of the north end is part of why people like it, but it adds two roofing factors. First, shaded slopes, especially north-facing ones, hold snow longer and grow moss and algae faster than open roofs, so we often specify algae-resistant shingles here. Second, treed lots drop needles and leaves into valleys and eavestroughs, which traps moisture against the roof and can clog the drainage that helps fight ice dams.
